Why now

ADUs in California are a different conversation than they were five years ago.

Recent state law changes (most notably SB 9, AB 2221, and SB 897) have made it dramatically easier to build an ADU in Los Angeles. Cities are required to process ADU permits within sixty days. Local lot-size and parking restrictions have been loosened. Junior ADUs and conversions are now allowed in most R-1 zones.

For homeowners, the math has shifted as well. With LA rents where they are, a finished ADU often returns its construction cost in five to nine years, while adding meaningful resale value to the primary home.

Process

From feasibility to certificate of occupancy.

Feasibility walkthrough. We review your lot, current zoning, setbacks, and utility access. You leave the walkthrough knowing roughly what size ADU is possible and what it will cost.

Plans and permits. We coordinate plans (your designer or ours), structural engineering, and Title 24 energy compliance. Permits are submitted and tracked through ADU streamlined review.

Construction. Foundation, framing, mechanical rough-in, drywall, and finishes are all handled by our coordinated subcontractor crews under Loren's supervision.

Final and rental-ready. We pass final inspection, complete the punch list, and hand over a rental-ready unit.

Permit and plan time is currently four to eight months in most LA jurisdictions thanks to streamlined ADU review. Construction itself usually runs five to nine months depending on size, foundation type, and finish level. Garage conversions are typically faster than ground-up builds.
A typical 600 to 800 square foot detached ADU runs $300,000 to $450,000 all-in. Garage conversions are usually $180,000 to $280,000 because the foundation and shell already exist. We provide a detailed line-item estimate after the feasibility walkthrough.
Yes. State law explicitly allows ADUs to be rented. Local rules around short-term rentals (under thirty days) vary by city, so we will note any applicable restrictions during the feasibility review.
In most cases, no. State law removes the parking requirement for ADUs within a half mile of public transit, which covers most of the Westside and central Los Angeles. We confirm this during the feasibility walkthrough.
