Our current fire-recovery work is concentrated in Pacific Palisades (Palisades Fire) and Altadena (Eaton Fire), with selective projects in surrounding affected areas including parts of Malibu and Topanga.

We are licensed to handle full ground-up reconstruction under California State Contractors Board, and we work under both LA City (LADBS) and LA County jurisdictions, which cover most of the affected zones.

The Process

From insurance check to certificate of occupancy.

Rebuilding after a fire is a multi-stage process that runs in parallel: insurance, permit, site work, and construction often overlap. Here is roughly how we approach it.

01 | Site visit & consultation

Walk the lot and the loss.

We meet at the property, review what was there pre-fire, look at any plans or photos you have, and discuss what you want to do. No fee, no obligation.

02 | Insurance scope review

Make sure the settlement matches the rebuild.

We review your insurance scope of loss, identify gaps relative to actual rebuild cost, and coordinate directly with your adjuster (or your public adjuster) on supplements.

03 | Debris & soil testing

Site cleared, soil verified.

We coordinate with debris-removal teams (USACE, county, or private), oversee final lot grading, and ensure required soil testing is complete before any new construction begins.

04 | Design & plans

Like-for-like, or something new.

We coordinate with an architect or designer (yours or one of ours) to prepare plans that match your priorities. Like-for-like rebuilds are eligible for streamlined review.

05 | Permits & review

Submit, track, respond.

We submit plans to LADBS or LA County (depending on jurisdiction), track plan check, respond to corrections, and obtain the permit. We also handle hillside, coastal, or other overlay reviews if applicable.

06 | Construction

Foundation to final inspection.

Our coordinated subcontractor crews and licensed trades handle every stage of construction, all required inspections, and the final certificate of occupancy.

From the date we are hired to certificate of occupancy, a like-for-like rebuild typically runs fourteen to twenty months: roughly three to five months for plan check, twelve to fifteen months for construction, plus any debris and soil work. Custom redesigns run longer because plan review takes more time. Site-specific factors like hillside, coastal, or utility issues can extend the timeline.
This is common, particularly for homeowners whose policies were below current replacement cost or who carried inadequate coverage for code-upgrade requirements. We can identify the gap during scope review and coordinate supplements with your adjuster. We can also discuss phased construction or value-engineering options where appropriate, though we will be honest if the scope you want exceeds the budget.
In most cases, yes, though it affects the permit timeline. Like-for-like rebuilds (same footprint, same square footage, same height) are eligible for streamlined plan check and move through review faster. Changes to footprint, square footage, height, or other major design elements require standard plan check, which takes longer but allows you to improve on the original.
Most fire-loss properties have already gone through the Phase 1 (household hazardous waste) and Phase 2 (structural debris) removal handled by USACE or the county. If debris is still on the lot, or if private debris removal is required, we coordinate that work and ensure soil testing is complete before construction starts.
